In this article I’m going to present our BIM management for a shopping center of over 50 thousands square meters. The most important thing about this experience is the application of Building Information Modeling that has allowed us to increase the quality of the project and reduce time and costs.

Our role has been to optimize the workflow for structural, civil and infrastructure design and simultaneously to manage the exchange information between project teams. The data flow was controlled constantly, with daily reviews of the model, in order to ensure the correctness and integrity of the generated information.
They were established working and collaboration modalities across teams to optimize the whole process and make it more efficient in relation to the new instances brought by BIM. It was redefined file organization, working methods on the software, the individuals’ roles and responsibilities. In this way, each member of the team was able to work more clearly and with best productivity.
The data and information flow was managed constantly, with audit work and “just-in-time education” and by intervening in most critical situations to ensure the correctness of the information model. We also implemented a graphic templates and rules of digital models’ management for the complete correspondence to established standards (organization and file naming, graphic output, type of information, etc ...). Operatively we created a "central file" for each discipline of project (architecture, structure, systems and infrastructure) to allow operators to work simultaneously, through workset, on the same digital model. The multidisciplinary coordination was managed through "links" to share real-time information between project teams and be able to manage interactions between the different disciplines.
Creating parametric families
During the design it was necessary to create intelligent BIM objects to ensure the effective correspondence between design, model and quantities and costs calculations. The use of parametric families has allowed to obtain a greater design control and perform more easily successive model reviews.
Interoperability - Information exchange
Inside the BEP (BIM Execution Plan) are defined all the rules for the exchange data and information between project teams. Output and input standardization has ensured maximum interoperability and to know in advance what information to enter in the model at different stages of the BIM process.
Quality control of the model - Clash detection
Each project team is responsible for the quality of its model and of its model and the information contained in it. The different digital models are subject to control and supervision by the third entity that periodically assess the effectively matches with agreed standards. Quality control, to be effective, must be constant and structured through a program: Visual Check, Interference Check, Standard Check and Element Validation.
The Clash Detection turned out to be the most effective tools for quality control as has allowed us, by bringing together all disciplines in a single model, to verify to control and to solve the main problems between the elements of the multidisciplinary model. It was created a virtual construction site, where different phases of construction have been simulated to be able to study in advance the actual feasibility of the project. Detected interferences were divided into three different types: hard (intersection of two elements), soft (inappropriate proximity) and workflow (interference during the construction phases). For each of these clash it was prepared a BIM report (comments, annotations and Priority Resolution), instantly sent to the head of the concerned discipline. This type of communication, direct and transparent, has allowed designers to be constantly updated on detected issues and to establish instantly the best solution modes for them.
The way forward
The role of the BIM Manager is of primary importance to support business and firms during this comprehensive revolution of the construction business. In the absence of a professional coordinator and manager it would be impossible to ensure compliance with those strict review deadlines. The management of the data/information exchange and the quality of the digital model are among the issues most important to be able to properly implement the BIM and benefit from all the advantages that its application produce.
