When BIM is really an advantage on real estate assets? A concrete BIM management in the world of building restoration and renovations can be really made? BIM, or Building Information Modeling, is a unique three-dimensional model that contains all the information related to a building and its components, from the 3D design phase, to temporal parameters (4D), cost (5D) and management (6D). From a BIM model all the necessary documentationto the realization of a project, for all phases of design, with the quantitative and qualitative informations, can be generated.
The advent of BIM in the construction and management of real estate will have a huge effect in our country, higher than the one that CAD brought replacing traditional hand drawing representation.
In Italy the existing assets issue is particularly delicate because 65% of our buildings built before 1976, while 40% between 1946 and 1971. In addition to a problem of “old age”, which is apparently opposed to BIM modernity systems, there are cultural and economic problems obstructing the acquisition of the new methodologies from customers and suppliers.
The cultural problem is related to the education field, especially of technicians from public commissions and services, which are now masters of the CAD world and do not want to to leave their dear tool.
Added to this is the economic problem linked to the fact that today authorities have a complete and updated registry created in CAD and are reluctant to face the costs of a transition to BIM.
The creation of a BIM registry is an opportunity to simplify the management of property and achieve huge gains in terms of quality and quantity of sensitive information.
For a concrete and advantageous application of BIM management for existing buildings, we must adopt a combination of computer systems that ensure the protection and recovery of the existing registries, integrating them with the information contained in the BIM models. With software like Revit we can create “as built” models which capture the actual status of of the building and make all the information that constitute it manageable. Then with computer systems we can follow a dynamic management of the building continuously updated with changes that come over time. This approach, extremely practical, allows to overcome many of problems and resistances on the today issue, as it allows to maintain the existing tools, as a BIM model allows to generate all views in DWG format with the added value of certainty and perfect accuracy of the extracted data.
The real advantage is always in the organization of all the information necessary for a more efficient management.
The new dimensions in addition to the spatial dimensions (4D, 5D, 6D and even more), allow to manage and to have a model potentially usable by all members of the construction process, from design to building construction site. For this reason the application of BIM management is critical and definite advantage, provided that standardize the processes at the base of this methodology.Tags: As built
