An operational digital twin connects the as-built BIM model to BMS and IoT sensor data. With that data, systems are tuned and maintenance moves from reactive to planned and predictive.

You need a reliable digital representation of the building. If none exists, start from a laser scan and a Scan to BIM model; if a design BIM exists, align it to the as-built.
