Asset Digital Twin
The building talks. We listen.
We create digital twins for Operation & Maintenance. The BIM model is integrated with IoT and BMS data and analyzed with AI algorithms for energy and maintenance.
An O&M digital twin is the digital replica of a building in operation. It combines the BIM model, with all its assets and systems, with the data the building produces every day: IoT sensors, BMS and maintenance management systems. The operator sees in one environment what is there, where it is and how it is performing.
The work starts from the digital representation of the building. If no model exists, BIMON creates it through Scan to BIM and surveys; if it exists, we check it and complete it with the information needed for operations. The model is then integrated with the available data sources and piped into a data platform.
Two lines of analysis work on this base. Energy AI processes consumption data to find waste and savings opportunities. Maintenance AI uses the collected data to move from run-to-failure to predictive maintenance, anticipating anomalies and interventions.
Prato hospital, 540 beds on about 60,000 m², is part of the Tuscan Hospitals system built by Impresa Pizzarotti, which manages it for 25 years. BIMON created the digital model of the hospital and all its MEP systems, analyzed the available data and connected it to the hospital's management system, delivering a digital twin to reduce energy consumption and maintenance operations.
The service is designed for concessionaires and operators of complex buildings under long management contracts, such as hospitals, campuses and large office buildings, where energy and maintenance weigh on the accounts for decades.
How we work
- 1
Asset digitalization
We create or check the BIM model of the building and its systems, with the information needed for operations.
- 2
Data integration
We connect the model to IoT, BMS and maintenance systems and pipe the data into a single platform.
- 3
AI analysis
We apply algorithms for consumption analysis and predictive maintenance.
- 4
Use in operation
The operator consults model, data and alerts from dashboards, and the digital twin is updated after each intervention.

Frequently asked questions
What is the difference between a BIM model and a digital twin?+
The BIM model describes the building: geometry, components, information. The digital twin connects that model to operational data, such as sensors and BMS, and keeps it updated over time. This way the operator also sees how the building is performing.
Can you build a digital twin of an existing building without a BIM model?+
Yes. The first step is to create the model with a laser scanner survey and Scan to BIM, including the MEP systems. The model is then integrated with the available data.
What data is needed for predictive maintenance?+
You need operating data from the systems, typically from BMS and IoT sensors, plus the history of maintenance work. AI algorithms analyze this data to detect anomalies and predict failures.
Which buildings is an O&M digital twin worth it for?+
For buildings with many systems and high running costs, such as hospitals, campuses, data centers and large office buildings. It is particularly useful when the same party runs the building for many years, as in project financing contracts.
